Consultation
It all starts with a conversation. I ask a lot of questions, and will answer all of yours. We’ll discuss current market trends and expectations. If I’m the right fit, we’ll enter into a listing agreement, and the work begins.
Pricing Your Home
Landing at just the right price point is key to selling your home! We will utilize an in-depth comparative market analysis factoring in current local trends to arrive at a recommended price range. I will walk you through the pros and cons of both ends, taking into consideration your goals and timeline. (Scroll to FAQs for more detailed info.)
Preparing Your Home
We’ll talk through any repairs and cosmetic updates that may elevate your listing. We’ll explore whether a pre-listing home inspection might be of benefit, and if the time is right for HVAC servicing and getting that septic tank pumped. We’ll discuss staging, which can range from a slight rearranging of existing furniture and decluttering up to to hiring a professional to help, depending on your preference & comfort level.
Ratification through Closing
I will schedule and oversee any required seller inspections, and negotiate repairs or concessions if there is a home inspection contingency. I can assist you with movers, cleaners - whatever you need to get you to the next chapter. And once the final papers are signed, I will still be available to you for questions & referrals.
Marketing & Launch
Once your home is camera ready, I will bring in a professional photographer. Depending on the layout and location of your home, we may also produce a virtual tour, drone photos/video and detailed floor plans. Under Contract
We’ll decide whether to review offers as they are presented or - in highly competitive markets - to set a date for review. I will help you navigate the pros and cons of any offer, and will diligently negotiate terms that work for you.

FAQs
How much should I sell my home for?
Determining the right price is key to selling your home, and there are many factors that go into that decision: current market demand, local competition and what nearby comparable homes have recently sold for, to name a few. I’ll provide an in-depth overview of local trends and a detailed comparable market analysis (CMA) to launch that conversation. Where you are in your own life is also incredibly important: do you need to sell quickly in order to get into your next home, or do you have greater flexibility & a willingness to wait for (hopefully) just the right offer? I will recommend a price range, and the pros and cons of both the lower and upper ends. I will further provide you with a net statement detailing your expected costs, payoff of any existing loans, and what you can expect to walk away with when the deal is done.
What do I need to do to get it ready?
The more you are willing to do upfront, the more likely your home will sell quickly and at the price you want. We’ll consult on staging, whether that be with your existing furnishings or bringing in an outside consultant. If repairs are needed, I can get quotes for you and schedule the work. Paint touch-ups? Sticky door? Let’s fix those. (Noticeable small things make buyers wonder if bigger concerns are lurking.) There can be great benefit to conducting a pre-sale home inspection. Addressing any issues before going to market instills buyer confidence and can negate the need for seller concessions later. And simple changes like new bath mats and brighter light bulbs can go a long way! The bottom line: buyers want to walk into a home that is clean, bright, well cared for and uncluttered: ready for them to make their own memories!
How much do you charge?
This is a conversation we will have upfront! Commission is negotiable, but I do generally ask for 3% as the listing agent, keeping in mind that all marketing expenses (photography, drone video, virtual walk throughs, print materials and mailings) are paid by me.
How will you market my home?
I’ll bring in a professional photographer to make your photos stand out. Depending on the layout of your home and where it’s located, we may do a Matterport virtual tour as well as drone footage. We will create detailed floor plans for inclusion with your listing. Our written pitches will highlight what makes your home/neighborhood/location unique and desirable. We have one chance to make a first impression and we want it to stand out!
All of this material will be used to not only generate your listing in the MLS, Zillow and Realtor.com, but create flyers/brochures/postcards as well as social media posts and email campaigns that can be rolled out every few days to keep your home uppermost in mind. Prior to listing, I recommend a soft reach out to neighbors and friends to help generate buzz (and who doesn’t love it when a friend moves into their neighborhood!).
I’ll host an open house the week of our launch and will be ready to host subsequent open houses in connection with our marketing plan. It is not a one and done - we want as many feet as possible to walk through your door.

Completely - by phone, text or email. (We’ll discuss how you like to communicate up front.) I will share feedback from other agents and their clients, so we can tweak as needed. I will never go dark!
